Heat Treatment for Termites

(and Why We Don’t Recommend It)

As you would expect, we get lots of questions from concerned homeowners when they discover their home has a termite infestation.

We often see variations of this question: “I want a termite solution without fumigation. Is heat treatment a good option?”

We hear this all the time from families in San Jose, Palo Alto, Sunnyvale, Redwood City and all across San Mateo and Santa Clara Counties.

In the United States alone, termites cause over $5 billion in damage every year.

Nobody’s excited about tenting their house for several days. So when people discover that heat treatment for termites exists, it sounds almost too good to be true: no chemicals, just heat.

But is it too good to be true?

Let’s walk through the pros and cons of heat treatment for termites, compare it to fumigation and termite spot treatments, and share real results from right here in the Bay Area.

What is Heat Treatment for Termites?

A heat treatment for termites uses industrial heaters to raise your home’s temperature between 120 – 140°F – hot enough to kill certain species of termites (drywood termites) in exposed wood, beams, and furniture.

  • Eco appeal: No chemicals, which attracts eco-conscious homeowners.
  • Reality check: Effectively increasing temperatures to this point is extremely difficult and will often not exterminate the entirety of the termite colony. In addition, you’ll need to prep the home, remove sensitive items, and vacate the home.

Important Note:

We (Franz Termite Control) do not provide heat treatments for termites, nor do we recommend it. Read on to see why.

Why Heat Treatment Has Limits

On paper it sounds perfect. In practice? Heat can be effective on the surface, but termites are great hiders and heat doesn’t always reach them.

We’ve seen heat treatments used in homes across Santa Clara and San Mateo Counties, and are often called out to get rid of the drywood termites – once and for all.

 

Where Heat Helps

  • Targeted use. Heat can be effective against localized drywood termite colonies – for example, in a single room or piece of furniture. However, colonies are rarely concentrated in just one area. And drywood termites are great hiders; they can go unnoticed for years.
  • Faster re-entry. You can often return home within a day, unlike fumigation’s 2–3 day window. This is the biggest appeal of a heat treatment.
  • Chemical Free. With heat, there are no chemicals used. This sounds like a big appeal but only if the treatment is flawless, which is often not the case. Despite how scary the words “fumigation” and “chemicals” sound to some homeowners, the chemical used leaves absolutely no trace once the home is fully aired out.

Termite control professionals use precise instrumentation to test and ensure your home is both termite-free and chemical-free when you return.

Where Heat Falls Short

  • Uneven coverage. Thick framing, insulation, and stucco (common in Bay Area homes) create “cold spots” where termites can survive.
  • Potential damage. High heat can warp wood, crack finishes, or damage sensitive items if prep isn’t perfect.
  • Not comprehensive. Even with careful monitoring, heat treatments are less reliable for whole-house infestations. There’s no residual protection once the heaters are turned off.
  • Preparation. Preparation for a heat treatment is still required, similar to fumigation preparation.
  • Not always chemical-free. They are often advertised as green and chemical free, but many termite control companies will couple the heat with localized chemical treatments – chemicals that are often less green than the ones used in fumigation.
  • Warranties – read between the lines. Heat treatments do not come with the same comprehensive termite-free warranties that fumigation boasts. Franz Termite offers a 3 year comprehensive warranty with each termite tenting.

In short: termite heat treatments have a time and place, especially for smaller, accessible infestations or for homeowners who strongly prefer a chemical-free option (at the risk of reinfestation or partial eradication).

But for a full guarantee across an entire house, fumigation is still the gold standard.

How a Heat Treatment for Termites Is Done

Here’s the step-by-step process most companies follow:

  1. Preparation & Setup
    • Residents must remove pets, plants, electronics, candles, plastics, and other heat-sensitive items.
    • Industrial heaters and fans are brought into the home. All windows and doors are sealed to keep the heat inside.
  2. Heating the Structure
    • The heaters raise the internal air temperature to 120–140°F.
    • Fans circulate the hot air in an attempt to push it through walls, attics, and flooring.
  3. Monitoring Temperatures
    • Sensors are placed on wood beams and in walls. The target is to keep wood core temperatures above 120°F for 30+ minutes.
  4. Holding Phase
    • The system runs for several hours to ensure treated areas remain at lethal temperatures.
    • Technicians continue adjusting heaters and fans to reduce “cold spots,” though in practice, thick framing and insulation often block heat penetration.
  5. Cool-Down & Re-Entry
    • Once the treatment is finished, equipment is removed and the home cools naturally.
    • Residents can usually return the next day or even the same day.

Note: Older homes in San Jose, Palo Alto, and Redwood City often have heavy framing, stucco, and layered insulation, all of which create heat sinks. These prevent lethal temperatures from reaching hidden termites, which is why heat treatments are not the best answer in real-world conditions.

Other Alternative Treatments

Other options beyond fumigation are also available. Here’s what’s out there:

  • Borate Treatments. Great for new construction; they prevent infestations but won’t kill termites already inside your framing.
  • Microwave Treatments. Can kill termites in small, accessible areas. Not practical for whole-house infestations.
  • Baits & Barriers. Highly effective for subterranean termites that need soil contact. Not used for drywood termites, which live above ground inside wood.
  • Orange Oil. A spot treatment, it can help with small, visible drywood termite colonies. It sounds green and eco-friendly but it is actually less green than fumigation, omitting strong odors, in addition to not providing complete eradication. Here’s the catch:

Termites love hiding in attics, crawl spaces, and deep inside walls. If you only treat what you see, you’re likely leaving others behind. That’s why we recommend spot treatments for isolated infestations or as a follow-up, not your main strategy.
